How do I keep my fence from warping and discoloring?

A new fence should be protected as soon as possible. It is a good idea to water proof your fence with either an oil base or water base stain. Whatever product you choose, read the label carefully, follow the manufacturer's instructions, and apply using the specified brush, roller, paint pad or sprayer.

Is my granite sealed and how often should it be sealed?

Your granite is sealed. It is recommended that you re-seal it every 6 months. When cleaning granite be sure you do not use a citrus base cleaner. This will cause the surface to appear scratched. You can reseal your granite with a sealant from your local hardware store. Homeowners can also contact the granite trade partner for a recommendation on a sealer. My garbage disposal gets clogged a lot and has an odor coming from it

To help prevent clogs always use plenty of water when running the disposal; it cools the motor and helps preserve the life of the disposal. Allow the water to run a minimum of 15 seconds after shutting off the disposal. Never put large chunks of food in at once and never put grease in the disposal. Use ice cubes and baking soda to eliminate odor.

The caulking around my windows is cracking and peeling away. Is this normal?

Yes. The caulking seal can peel away and it is the homeowner’s responsibility to maintain the caulking. Depending on the temperature in your home, the caulking can crack sooner than expected. Caulk is used to seal the gaps to prevent air and/or water from seeping in.

Is there any maintenance on the air conditioning unit I can do myself?

Check the air filter on your unit every 3 to 4 weeks. Replace when necessary. A dirty filter will cause excessive strain on your furnace and air conditioner. Keep your outdoor unit free of any debris.

Can I use any kind of bulbs when my bulbs burnt out?

It is recommended when a bulb burns out to take the bulb to Home Depot, Lowes or any hardware store and match the bulb. The bulbs installed are compatible with the fixture installed and should be replaced with the same type of bulb.

Landscape: How to care for the lawn

Bermuda or fescue is installed and homeowner should use a weed and feed product twice a month for the first 6 months (follow directions on how to apply); monitor watering – not too little not too much. Have a sharp blade on lawn mower and cut grass 3” to 5”.

Pest Control

Since the builder has no control over the bugs, spiders, etc it is recommended to hire a pest control service or for homeowner to do their own pest control application

The caulking around my baseboards and windows cracks

This is normal over time. Homeowner would need to buy a tube of caulking at any hardware store – preferably a paintable caulking – and apply per directions listed on product.

What happens when plugs stop working?

The GFIs get tripped when wet, if plug is pulled out too fast, or if power is overloaded. There is a reset button that needs to be pushed. The GFIs are in one of the bathrooms and will work all bathrooms; GFIs are in garage, on outside outlets and in kitchen. The homeowner should never stick anything metal into an electrical socket or use a metal device like a scewdriver to push the reset button, as there is a danger of electrocution.

Water softener

You can install a commercial grade water softener, but not a residential grade water softener. The water pressure needed for the fire sprinkler system is compromised if you install a residential grade water softener. Currently, commercial softeners are very expensive. Hopefully, they will become more affordable in the future.

Installing a pool after move-in

The lots are pool size lots, but not pool ready. In other words, there are codes regarding fencing and perhaps other requirements that will need to be met in order to install a pool.
